Paul Nabtestaffof the overall policy the smaller plans has not been in line with the recommendation of the smaller plans this means that development applications have been using special exceptions and the city has been having to rely on negotiations to get development that provides the types of amenities that are recommended in smaller plans so the goal with this effort was to update our zoning standards to make them more in line with the smaller plans and provide a venue for developers to use that will put the city in a better position to receive development and hopefully achieve better results. reduction of up to 20% if certain incentives are provided. And so there's variations in how these calculations we've met but we feel that the proposed reductions for the activity center district and the existing reductions for the transition early district when you account for the difference for the requirements for residential those parking requirements we think would be very similar. The purpose of putting these regulations in place is because it's codifying what the small area plans say that the community wants. And so it's giving us more incentives for those open spaces, those transportation improvements, and the streetscapes that we of negotiating for and often end up falling short on.
