Work Session: Discussion on potential zoning text amendments related to adopted small area plans

Paul Cunninghamokay then in a project like the botanist where we've got 5 000 square feet and we're going to give five additional residential units we had discussion on the fact that there are three or four or five residential units on the ground floor adjacent to that commercial space that we would recommend actually be turned into commercial space instead of residential space. So when we're trying to balance this back and forth, is there a direct correlation from this standpoint, or is this just a mathematical exercise? This

Paul Naptystaffis what we're looking at today. It's just a piece of the larger structure of these amendments. This is a way to set some numeric standards for how density is achieved. There are other things that are in these proposed amendments. For example, that you provided under the frontage standards, there are locations where there are requirements for a certain percentage of a ground floor to have a commercial or retail use. And that would apply in the example of the botanist. and so they would receive bonus density for that commercial use but in that case we're saying specifically where it should occur. There might be other locations where the small area plan doesn't recommend commercial be in a certain location and an

Paul Cunninghamby some of this where the botanist when you look at size and 5,000 square feet and the amount of residential that's in the structure already, it's keeping it relevant as we move back and forth between the different things. We'll move on. Thank you.

Kirsten Lockhartbecause again to the game of flying the math right we heard from the botanist that that was the maximum amount of commercial space that they felt comfortable incorporating from a financial perspective but you could hit a point where adding a floor of of residential units, and that cost benefit outweighed ever having to worry about the commercial stuff that you
