Pre-application briefing for a potential multifamily residential development located at 10340 Democracy Lane
42:40Evan PritchardapplicantGood evening. Evan Pritchard here on behalf of the applicant great question we are early enough in the process that we are are still determining what the final unit mix is going to be in our initial conversations with staff you know and and having worked on the botanist at Eaton place we know that there's always interest in the unit mix in terms of how many families ie school kids are going to be in the building. So we're still looking at that. We're thinking at this point we're going to have primarily ones and twos and a smaller number of threes. The number of parking spaces we're proposing for the maximum number of units would come out to about 1.63 parking spaces per unit, which is more or less in line with the zoning ordinance requirements.
Yes. so we did mixed use on the the botanist and and as you may recall from going through that process you know providing a mix of uses you know can sometimes be challenging we feel like this is not the strongest area for for retail so we feel really good about it you know being all residential and sort of dovetailing with We think that this is going to provide some additional rooftops to support the retail that's still going to remain regardless of what happens to the south of us and also Old Town. So it's definitely where the market's at right now, where we see a strong desire for residential units, not necessarily a strong desire for ground floor retail in every spot.
