Fred Frederickstaffthat project is known as the Davies property and a three-story townhome community across University Drive and an office building to the east on any activity play center type once again the site is approximately 3.87 acres the small area plan provides more provides for more specific recommendations on issues such as land use open space and transportation they know is providing a comprehensive plan for areas defined as activity centers on the future land use map the recommendations for each plan supersede the general activity place type recommendations as you know this subject property is an old town small area plan in the short term the plan recommends that the existing offices be renovated with new ground level engagement on chambered road consolidation of

private street that's proposed looking to the southwest view looking to the Drive I view looking to the north west along University and also the private street to be constructed by others which is on the Davies property and outstanding issues the outstanding issues are in your packet and the applicant will address these issues with their presentation the next steps the review I will meet to discuss the proposed architecture on June 17th City Council has a work session for July 7th after that the applicant would provide resubmitted plans and support documentation prior to any public hearings this the applicant will come back before planning Commission and a public hearing the BAR has a public hearing and the City Council would have

Speaker 12Grove Slate. So in case you have any transportation questions, Dan is here to answer those as well. Let's go to the next slide, please. Just real briefly, obviously, this gives you just kind of a context of our site in relationship to Judicial Center across the street. And then adjacent to us is the Davies property, which was approved not that long ago. And we've done a fair amount of coordination with that applicant on that property. Since we interface with them we thought it was important obviously to make sure that our site works with Davies or without Davies it is a question mark of who's going first next slide please so we were last in front of the Commission where we presented an application what for an assemblage of parcels of all the

Speaker 6So maybe you can educate me on that, because when I look at the small area plan, this driveway doesn't exist, the greenway. seems to go north-south through this entire parcel down to where the shared road is with the Davies property so I guess was this something that the city requested be added or was this a design that you guys came up with and

Matthew RiceI want to just maybe shift a little bit. There may be a response to some of the things I've mentioned, but the sidewalk on the south side, this is something that we envisioned, terribly unfair for us to have a proposal approved that places contingencies on a developer next door and just expecting them to you know to fix the problem created by the development that was approved and I'm sorry we tried to push as hard as we could to get the roadway on the south side and Davies property to have to have a better width and sidewalks and I a sidewalk does need to be placed there and I know that several people have commented on no known this on the very south side

Kirsten LockhartOkay. Given that, maybe this is a question for Mr. Harden, we haven't seen any movement on the Davies property in almost a year. So are projects at this scale in this location economically viable in, you know, real lengths of time?

Paul CunninghamThank you, Mr. Feather. I appreciate it. I will start by saying thank you very much for pursuing consolidation of the property between what you originally came in with and the Davies property. I think that is a huge step forward as I guess I had termed it the orphan property if it were not going to be left to its own devices in the future. So I think that it expands what you're doing with this to make it much more usable and much more functional. I've got a number of comments as I guess I usually do. One, we're talking traffic and part of what I will observe on traffic is that yes, we're getting much denser. And more traffic is going to be the problem going into the future, so how do you regulate that?

James FeatherThank you. A couple of additional things from my perspective. Appreciate all the good comments from my colleagues here. Let me just start with the height. On the university side, I'm actually a little concerned that very superficially it reads four stories from university, but it's a very short step back before it goes tall with the fitness center. I think actually one of the things that was done very well at the Davies property is the way University Drive reads. It's four stories, pretty much full depth of an accommodation unit. That's not what it looks like here. I want to see some bulk plane sort of renderings and so forth to see how it really reads. Breckenridge expressed this concern as well.
