Highlands at Mantua

Highlands at Mantua is a redevelopment proposal by RJL Associates, Inc. to replace approximately 21,566 sq ft of existing office space with 14 front-loaded townhomes on a 2.12-acre site at 9495 Silver King Court. The project drew early public opposition from the neighboring Pickett's Reserve HOA, which raised concerns about lot size, building heights, buffers, and tree removal at the February 10, 2025 Planning Commission meeting.

Courthouse Plaza

Courthouse Plaza (10300 Willard Way, and later also 3922 Blenheim Boulevard) is a shopping center redevelopment project in the City of Fairfax proposed by Combined Courthouse, LLC. The project has gone through two distinct application cycles.

The George Snyder Trail (GST) was a VDOT-funded shared-use trail project (UPC 112816) intended to provide multimodal connectivity through Fairfax. The project received approximately $20.6 million in Transform 66 Outside the Beltway Concession Funding, with a remaining $16 million budget at the time construction bids were sought.

The INOVA site demolition project involves the removal of an unused portion of the INOVA site within the city. The project has been referenced in Planning Commission staff report updates on at least two occasions.

The project was first discussed by City Council at a Special Meeting/Work Session on February 18, 2025, with no formal action taken at that time. By March 24, 2025, Planning Commission staff reported that a public hearing had been scheduled for the following day's City Council meeting. On March 25, 2025, Transportation Director Wendy Sanford presented the staff report at that public hearing, at which several residents spoke both in support of and in opposition to the project.

As of the March 25 meeting, the project had advanced to the intermediate design/public hearing stage, preceding right-of-way acquisition, and no formal Council action was taken.
