Davies Property

approved

The Davies Property project is a proposed mixed-use redevelopment of 4131 Chain Bridge Road (a 2.69-acre site currently containing a large vacant house) by The Hill, A Davies Family, LLC. The application sought to rezone the parcel from RM (Residential Medium) to CU (Commercial Urban), retaining the Old Town Fairfax Transition Overlay District (TOD), with a General Development Plan for up to 276 multifamily apartments and approximately 10,796 sq ft of ground-floor commercial space, served by a 3-level below-grade parking garage.

proposed

Gatewood Plaza is a proposed mixed-use redevelopment at 10201 Fairfax Boulevard, where the property owner seeks to demolish an existing office building (a multi-story structure set back from the road with significant landscaping, sometimes called the "State Farm building") and construct a new residential development of approximately 334 units, currently proposed as predominantly one-bedroom apartments. The application includes a zoning map amendment from RM Residential Medium and CR Commercial Retail to CR Commercial Retail, a comprehensive plan amendment to change the future land use designation from Commercial Corridor to Multifamily Neighborhood, a special use permit for upper-story residential and mixed uses, and nine special exceptions covering density, building height, bulk plain, required yards, transitional yards, parking, and resource protection area.

The Chain Bridge Road/Eaton Place Intersection Improvements is an active transportation infrastructure project in the city. The project was first surfaced publicly in an October 8, 2024 City Council work session presentation, with no formal action taken at that time.
